What actually goes wrongon Sheffield roofs

Nail sickness on Victorian slate

Sheffield's older terraces are largely Welsh slate on original ferrous nails. The slate can be sound while the fixings corrode away, so slates slide out one at a time from a roof that looks fine. Once several have gone in different places, the honest advice is usually strip, re-batten, breathable membrane and re-cover, because hooking each one back on is buying a few months at a time.

Hillside exposure and altitude

The city rises sharply west, and properties on the higher ground catch appreciably more wind and rain than those in the valleys. Gable pointing erodes faster, verges take more uplift, and any detail relying on mortar rather than lead has a much shorter life. Two identical houses on different sides of the city genuinely need different detailing.

Valleys and complex Victorian roof geometry

Terraces and villas from the 1880s onwards commonly have valleys, hips, parapets and multiple stacks packed into a small roof area. Valleys collect the run-off of two slopes and are the single most frequent leak point on this stock, usually where original lead has been overlaid with felt or filled with mortar instead of being re-formed properly.
