What the service is

The soffit is the horizontal board that closes the gap between the wall and the edge of the roof. It keeps weather, birds and pests out of the eaves while allowing controlled airflow into the roof space. Soffit work means removing failed boards, checking the timber behind, and fitting new soffits with the right ventilation for your roof.

Who it's for

Homeowners with rotten, stained or sagging soffit boards, anyone getting birds or wasps into the eaves, and anyone with condensation, black mould or damp insulation in a loft that should be dry.

When you need it

Boards are soft, discoloured or hanging. There are gaps at the wall or the fascia. You can hear or see nesting activity in the eaves. There's condensation on the underside of the felt in the loft. Or you're already replacing fascias and guttering, in which case doing the soffits at the same time is the efficient call.

Why it needs a roofer

Ventilation is the part people get wrong. Modern insulation levels mean roof spaces need a defined path for air to move, and the eaves are usually where that starts. Board it up solid and you get condensation dripping onto the insulation from the underside of the membrane; leave it open and unprotected and you get birds and driven rain. Correct vented soffits solve both at once.

How long does it take?+

Most domestic soffit runs are completed quickly once access is in place, with timber repairs adding time where eaves members have rotted.

Do soffits need to be vented?+

Most pitched roof spaces need a defined ventilation path, and the eaves are usually where it starts. What's right for your roof is confirmed at the assessment rather than assumed.

Will new soffits fix my loft condensation?+

If the cause is a blocked or non-existent eaves airway, yes. If it's something else: a leak, or a bathroom fan discharging into the loft, we'll tell you that instead of selling you boards.

How long do uPVC soffits last?+

They're a long-life, low-maintenance component that doesn't need painting. The failure point is usually the timber behind, which is why we take the old boards off and check it.

Can you stop birds nesting in my eaves?+

Closing the eaves properly with correctly detailed soffits removes the access while keeping the ventilation the roof needs.

Should I do fascias and guttering at the same time?+

Usually yes. The three form one system at the eaves and share the same access, so doing them together costs less than doing them separately.
