Service overview

Flat roofing: EPDM rubberexplained properly

What the service is

EPDM rubber flat roofing using the Resitrix system. Resitrix is a fully bonded EPDM: the membrane is adhered across the whole deck and the joins are heat-welded rather than taped or lapped, so there's no edge sitting there waiting for wind to get under it. We strip the failed covering, make the deck good, and install the membrane with the upstands, trims and outlets formed as part of the system rather than sealed as an afterthought.

Who it's for

Anyone with a flat roof that has already been patched more than once: extension roofs, dormers, garages, porches, bay tops, and light commercial flat roofs. Particularly relevant if your flat roof is felt and has reached the stage of blistering, splitting or ponding.

When you need it

You can see bubbles, splits or crazing in the surface. Water sits on the roof days after rain. There's a stain on the ceiling of the room below, or the flashing where the flat roof meets the house wall has pulled away. Or the roof is simply old felt and you'd rather replace it on your terms than during a storm.

Why it needs a roofer

Flat roofs fail at their details, not in the middle. Upstands, outlets, trims and the junction with the main building are where water gets in, and those are exactly the parts a general repair tends to smear over. Resitrix is only guaranteed when it's installed by an accredited installer to the manufacturer's method, which is why the 20-year manufacturer guarantee means something.

What ignoring it costs

Left alone, thisgets more expensive

A leaking flat roof is rarely dramatic. It's a slow soak that ruins the structure underneath while you're still deciding whether to get it looked at.

How the damage escalates

  • Water sitting in a timber deck rots it from the top down. By the time the ceiling stains, the deck often needs replacing too, turning a covering job into a rebuild.
  • Ponding water doubles down on any weak point in old felt, and freeze-thaw over a Yorkshire winter opens hairline splits into real ones.
  • Damp travelling down the wall from a failed upstand shows up as blown plaster inside, which means redecoration on top of the roofing bill.
  • Extension roofs usually sit over kitchens and living space, so a failure hits the rooms you use most.
  • Repeated patch repairs build layers that trap moisture, making the eventual strip messier and more expensive.

Mistakes that make it worse

  • Putting liquid coatings over wet or blistered felt. It hides the problem for a season and traps the moisture underneath.
  • Accepting a 'rubber roof' quote without asking which system, who's guaranteeing it, and whether the installer is accredited for it.
  • Leaving the old deck in place when it's soft. New membrane over a rotten deck fails early and the guarantee argument gets awkward.
  • Ignoring the outlet. A flat roof that can't drain isn't a roof, it's a tray.
  • Treating the upstand as optional. Most flat roof leaks start where the flat roof meets something vertical.

Our process

Five steps fromfirst call to sign-off

  1. 01

    Free assessment

Jamie inspects the existing covering, the deck condition, the falls, the outlet and every upstand and junction, then tells you whether you need a new covering, deck work, or both.

  2. 02

    Written quote and system specification

You get a detailed written quote that states the Resitrix system being used, the deck preparation included, and how the details will be formed. No 'from' pricing.

  3. 03

    Strip and deck preparation

The failed covering comes off, soft or damaged decking is replaced, and the surface is prepared so the membrane can be fully bonded rather than floated over lumps.

  4. 04

    Fully bonded membrane installation

Resitrix EPDM is bonded across the deck, joins are heat-welded, and upstands, trims, corners and outlets are formed as part of the system by an accredited installer.

  5. 05

    Water test, photos and guarantee

Drainage and outlets are checked so water actually leaves the roof, and the roof is covered by the 20-year Resitrix manufacturer guarantee.

What you get

Specific outcomes,not vague promises

No laps to lift

Fully bonded EPDM with heat-welded joins removes the loose edges and taped seams that account for most flat roof failures.

20 years of certainty

The Resitrix manufacturer guarantee is only available through accredited installation, which is exactly how we install it.

Handles Yorkshire weather

EPDM stays flexible through freeze-thaw cycles instead of going brittle and splitting the way aged felt does.

Faster than a rebuild

Most domestic extension and garage roofs are stripped, decked where needed and re-covered without the disruption of a pitched roof project.

Lower lifetime cost

One correctly installed rubber roof costs less over twenty years than a felt roof plus the patch repairs, coatings and ceiling repainting that follow it.

Peace of mind under the busiest rooms

Extension flat roofs usually sit over kitchens and family space. Getting the detail right there protects more than the roof.

In detail

Materials, methodsand where they apply

Flat roofing is a details trade. The membrane in the middle of the field rarely fails; the perimeter, the upstands and the outlet do. Resitrix EPDM is chosen here because it can be fully bonded and heat-welded, which means those details are formed in the same material as the rest of the roof.

Materials we use

  • Resitrix EPDM membrane, fully bonded and heat-welded at joins
  • Replacement decking where the existing deck is soft, delaminated or water-damaged
  • Metal drip trims and edge details to shed water clear of the fascia
  • Formed upstands and corners at every abutment and parapet
  • Outlets and rainwater connections sized and positioned so the roof actually drains
  • Lead or system flashings where the flat roof meets brickwork

How we do the work

  • Strip the failed covering rather than overlay it, so the deck can be inspected
  • Full adhesion across the deck instead of loose-lay or spot-bonding
  • Heat-welded joins, giving a continuous membrane instead of a taped lap
  • Upstands taken to the correct height and terminated properly into the wall
  • Falls checked and corrected where possible so standing water has somewhere to go
  • Post-installation drainage check before sign-off and photographs

Variations of this service

Extension and kitchen extension roofs

The most common domestic flat roof we replace, usually with an abutment to the main house wall and an outlet at one end. Detail quality at the house junction is what determines whether it leaks.

Dormer roofs

Small area, maximum detail: cheeks, upstands and a junction into the main pitched roof. Fully bonded EPDM suits dormers because there's nowhere for a lap to hide.

Garage and outbuilding roofs

Often the oldest felt on the property. Frequently needs deck replacement as well as a new covering, which we'll tell you at the assessment rather than discover halfway through.

Porches, bay tops and canopies

Small flat areas that cause disproportionate damage when they fail, because they sit directly above doors, windows and brickwork.

Light commercial flat roofs

Workshops, small units and single-storey commercial extensions where access and downtime need planning around the business.

Situations this applies to

  • Blistered, split or crazed felt that has already been patched
  • Ponding water still sitting on the roof days after rainfall
  • Ceiling stains in an extension, dormer or garage
  • Flashing pulled away where the flat roof meets the house
  • Soft, springy decking underfoot
  • A flat roof being replaced as part of a wider re-roof or renovation

Residential and commercial

Domestic flat roofing, extensions, dormers, garages and porches, makes up most of this work across Doncaster, Thorne and the wider Yorkshire area. Light commercial flat roofing follows the same system and the same accredited installation, with scheduling arranged around access and opening hours.

Roofserve Ltd is fully insured, £2,000,000 public liability and £10,000,000 employers' liability. On larger jobs payment is staged, with the final payment taken only once you're satisfied. Cash and bank transfer only.

We work from Thorne, Doncaster across South Yorkshire, West Yorkshire, North Yorkshire, East Yorkshire. Local pages for Doncaster, Thorne, Rotherham, Barnsley and other towns set out where we cover.

Questions answered

Flat roofing: EPDM rubberFAQs

Cost, timescales, guarantees and how the work is actually carried out. If your question isn't here, call Jamie on 07947 493640 , open 24 hours, 7 days a week.

What does an EPDM flat roof cost?+

It depends on the area, the state of the deck, the number of upstands and details, and access. We don't publish prices, you get a detailed written quote after a free assessment so the figure reflects your actual roof.

How long does a flat roof installation take?+

Most domestic extension, dormer and garage roofs are completed quickly once the deck condition is known. Jamie gives you a realistic timescale with the quote, including any deck replacement.

What guarantee do I get with Resitrix?+

A 20-year manufacturer guarantee, which is available because Roofserve is an accredited Resitrix installer.

How long does an EPDM rubber roof last?+

EPDM is a long-life membrane that stays flexible rather than going brittle. The 20-year manufacturer guarantee reflects the expected service life of a correctly installed, fully bonded system.

Can you install over my existing felt roof?+

We strip the old covering rather than overlaying it. Bonding new membrane onto wet, blistered felt hides deck problems and undermines the guarantee.

Will you replace the decking if it's rotten?+

Yes. Damaged or soft decking is replaced as part of the work. Where we can see it's likely at the assessment, it's set out in the written quote.

Do you fix ponding water?+

We check falls and outlets and correct drainage where the structure allows. If a roof can't be made to fall properly without structural work, Jamie will tell you that straight rather than quietly covering it up.

Is EPDM suitable for a dormer or a small porch?+

Yes, fully bonded EPDM is particularly well suited to small areas with a lot of detail, because upstands and corners are formed in the same continuous membrane.

Do you cover commercial flat roofs?+

We take on light commercial flat roofing such as workshops, small units and single-storey extensions, alongside our domestic work across Yorkshire.

What if the leak turns out to be the chimney or the main roof?+

Then we'll tell you, and quote for the work that will actually stop the leak. We also carry out chimney works, lead work and full re-roofs, so the diagnosis isn't steered by what we happen to sell.
