Service overview
Full re-roofs & new roofsexplained properly
What the service is
A full re-roof means the covering comes off and the roof is rebuilt properly. Scaffolding goes up, the old tiles or slates are stripped, the battens and felt are removed, and the timbers underneath are inspected while they're exposed. Membrane and battens go on, the covering is re-laid, and every detail that has to keep water out, ridge, valleys, verges, flashings, abutments, is re-formed rather than reused. The specification is agreed in writing before work starts, which is the difference between a roof that lasts and a roof that looks finished on the day.
Who it's for
Homeowners in Doncaster, Thorne and across Yorkshire whose roof has moved past the point where repairs make financial sense. Landlords who are tired of paying a roofer twice a year. People buying or selling a property where a survey has flagged the roof. Anyone with a roof that was last covered in the 1960s or 70s, where the felt has perished and the nails have rusted through.
When you need it
You've had multiple leaks in different places rather than one recurring spot. Tiles are slipping regularly, or you're finding fragments in the gutters. The roof line is starting to dip or ripple. Sunlight is visible through the felt from inside the loft. A repair has been quoted at a figure that's within touching distance of doing the job properly. In all of these cases patching is buying time, not fixing anything.
Why it needs a roofer
A re-roof only works if the parts nobody sees are done correctly: the membrane laps, the batten gauge, the way lead is dressed into an abutment, the ventilation at the eaves. Those are the things that fail silently five years later, long after the cheapest quote has been forgotten. Jamie assesses the roof himself, quotes it in writing in detail, and runs the job with his team of five roofers, so the person who told you what the roof needed is the person on site making sure it happens.
What ignoring it costs
Left alone, thisgets more expensive
A tired roof rarely fails all at once. It fails quietly, and the cost of ignoring it doesn't stay on the roof, it moves down into the building.
How the damage escalates
- Water tracking along timbers means the damage appears in a room nowhere near the actual leak, so the eventual repair bill covers plaster, decoration and sometimes electrics as well as the roof.
- Perished felt lets wind-driven rain straight into the loft, soaking insulation. Wet insulation stops insulating, and your heating bill goes up before you've noticed anything is wrong.
- Persistently damp rafters and purlins invite rot. Replacing structural timber during a re-roof is straightforward; discovering it years later after a ceiling comes down is not.
- Slipped tiles are a liability, not just an inconvenience. A slate coming off a two-storey roof onto a path or a parked car is a claim waiting to happen.
- Storm damage to a roof that was already failing is harder to argue as a sudden insured event than damage to a roof that was sound.
Mistakes that make it worse
- Paying for repair after repair on a roof that has already told you it's finished: three or four callouts often adds up to a meaningful chunk of a proper re-roof.
- Accepting a quote that doesn't say what's included. If a written quote doesn't state whether the battens, membrane, ridge and flashings are new, assume they aren't.
- Choosing on price alone and getting reclaimed materials on a job you were told was new throughout.
- Letting someone start without scaffolding. It's a safety issue, it's an insurance issue, and it usually means the work quality is going the same way.
- Paying the full amount up front. Our payment structure is staged specifically so your money follows visible progress.
Our process
Five steps fromfirst call to sign-off
- 01
Free assessment
Jamie comes out, gets on the roof or into the loft as needed, and looks at the actual condition of the covering, the battens, the felt and the timbers. No charge, and no pressure to book anything on the day.
- 02
Detailed written quote
You get a full written quote that sets out the scope, what's being stripped, what's being replaced, which materials are being used, and what's included. We don't publish 'from' prices, because they never survive contact with a real roof.
- 03
Scaffolding and strip
Scaffolding is installed before anyone goes up. The roof is stripped, and the first day ends with the roof lats and felt on so the property is protected. That's the point the first staged payment falls due.
- 04
Rebuild to specification
Membrane, battens and covering go on, with ridge, valleys, verges and flashings re-formed. Where Building Control involvement is required, we liaise with them. The second staged payment falls at the point the roof is fully stripped.
- 05
Sign-off and guarantee
We walk the finished job with you so you can see what was done underneath as well as on top. Site is cleared, and the final payment is taken only once you're satisfied. The 15-year workmanship guarantee starts from completion.
What you get
Specific outcomes,not vague promises
Longevity you can date
A properly rebuilt roof with new membrane, new battens and correctly dressed lead is a 40-year-plus asset, not a five-year reprieve. The 15-year workmanship guarantee puts a number against that.
Cost savings that compound
No more repeat callouts, no more emergency repairs at storm-season prices, and dry loft insulation that actually does its job through a Yorkshire winter.
Safety from day one
Scaffolding before work starts, £2m public liability and £10m employers' liability behind the team, and no loose slates left waiting to come down.
Proof, not promises
A 15-year workmanship guarantee in writing, and a scope you signed off before anyone climbed the scaffold.
Payment that follows progress
Three staged payments tied to visible milestones, with the balance due only once you're satisfied.
One point of contact
Jamie quotes it, Jamie runs it. No call centre, no sales rep, no being handed between people who each blame the last one.
In detail
Materials, methodsand where they apply
Re-roofing covers a wide range of roof types across Yorkshire housing stock. Victorian and Edwardian terraces with natural slate, interwar semis with clay pantiles, and post-war estates with concrete interlocking tiles. Each behaves differently once it's stripped, and each needs a different specification underneath.
Materials we use
- Natural and fibre-cement slate for terraces and period properties where the original look matters
- Concrete and clay tiles, including plain tiles, interlocking tiles and pantiles
- Breathable roofing membrane and treated timber battens, new on every re-roof
- Code-correct lead for flashings, soakers, saddles and abutment details
- Dry-fix ridge and verge systems where mechanical fixing is the better long-term answer
- Ventilation components at eaves and ridge to keep the roof space moving air
How we do the work
- Full strip back to rafters so the structural timbers can be inspected while they're visible
- Membrane laid with correct laps and drainage into the gutter, not behind it
- Batten gauge set to the covering and pitch rather than to whatever was there before
- Lead formed and dressed on site to the correct code for the detail it's covering
- Ridge and verge either bedded and pointed or dry-fixed, specified per property
- Building Control liaison arranged where the scope of work requires it
Variations of this service
Full strip and re-roof
Everything comes off and the roof is rebuilt from the rafters up to the agreed specification. This is the option that carries the 15-year workmanship guarantee.
New-build and extension roofs
Roofing a new structure from first principles, with the covering, membrane, ventilation and flashings specified for the pitch and the design rather than matched to an existing mistake.
Half re-roof / single elevation
Where one pitch has failed and the other genuinely hasn't, a single elevation can be stripped and rebuilt. Jamie will tell you honestly whether that's sensible or a false economy on your roof.
Re-roof with structural repair
Where stripping exposes rotten rafter ends, failed purlins or damaged wall plate, that work is carried out while the roof is open: the only sensible time to do it.
Situations this applies to
- Roofs with perished bitumen felt and rusted nails, common on anything last covered before the 1980s
- Repeated leaks in more than one location on the same roof
- Slipped or delaminating slates across whole areas rather than in isolated spots
- Sagging roof lines caused by battens or timbers giving up
- Properties being sold or bought where a survey has flagged the roof covering
- Storm damage severe enough that a repair would only be a patch on a failing roof
Residential and commercial
Most of our re-roofing work is residential, terraces, semis, detached houses and bungalows across South, West, North and East Yorkshire. We also take on light commercial re-roofing such as workshops, small industrial units and outbuildings. The specification changes with access, scale and use, but the principle doesn't: strip it, inspect it, rebuild it to the agreed specification, and photograph the work.
Roofserve Ltd is fully insured, £2,000,000 public liability and £10,000,000 employers' liability. On larger jobs payment is staged, with the final payment taken only once you're satisfied. Cash and bank transfer only.
We work from Thorne, Doncaster across South Yorkshire, West Yorkshire, North Yorkshire, East Yorkshire. Local pages for Doncaster, Thorne, Rotherham, Barnsley and other towns set out where we cover.
Questions answered
Full re-roofs & new roofsFAQs
Cost, timescales, guarantees and how the work is actually carried out. If your question isn't here, call Jamie on 07947 493640 , open 24 hours, 7 days a week.
How much does a full re-roof cost in Doncaster?+
We don't publish prices or use 'from' figures, because roof size, pitch, covering, access and what's found once the roof is stripped all change the number. You get a detailed written quote after a free assessment, so the figure you see is for your roof rather than an average.
How long does a re-roof take?+
It depends on the size and complexity of the roof and on the weather, which in Yorkshire is part of the job. Jamie will give you a realistic timescale with the written quote rather than an optimistic one to win the work. Scaffolding goes up first, and the property is felted and protected at the end of the first day.
What guarantee comes with a full re-roof?+
A 15-year workmanship guarantee. If a Resitrix EPDM flat section forms part of the work, that element also carries the 20-year manufacturer guarantee.
Do I have to pay everything up front?+
No. On larger jobs payment is taken in three stages: after the first day once scaffolding is up and the roof is stripped and felted, at the point the roof is fully stripped, and the balance on completion once you're satisfied. We take cash and bank transfer; we don't have a card machine.
How long should a new roof last?+
A correctly rebuilt roof using quality membrane, battens and covering is a multi-decade asset, well beyond the 15-year workmanship guarantee period. Lifespan depends mostly on the materials specified and how the details were formed, which is exactly where corners get cut on cheap jobs.
How do I know what materials will be used?+
Every material is listed in your written quote before work starts. Where a conservation or planning requirement means matching existing materials, that's discussed and written into the quote too.
Do you handle Building Control?+
Where the work requires Building Control involvement, we liaise with them as part of the job.
Are you insured to work on my property?+
Yes, £2,000,000 public liability and £10,000,000 employers' liability. Scaffolding is installed before work starts on a re-roof.
Do you cover my area?+
We work across South, West, North and East Yorkshire from our base in Thorne, Doncaster, including Doncaster, Rotherham, Barnsley, Sheffield, Wakefield, Leeds and Selby.
What if I only need a repair, not a re-roof?+
Then that's what Jamie will tell you. Where we've advised a full re-roof and you'd prefer a repair, we'll still do it, but that decision is recorded on the invoice and no workmanship guarantee is offered on that repair.
