Why South Yorkshire isfamiliar ground for us

Roofserve Ltd is based at 3 Newfield Avenue, Thorne, Doncaster DN8 4RX, inside South Yorkshire, on the M18 corridor. Every part of the county is reachable on motorway or dual carriageway, so a site visit here does not depend on a diary slot weeks out.

Where we work in South Yorkshire

South Yorkshire is our home county. From the Thorne base we work the whole of it: the Doncaster boroughs and the villages along the M18, Rotherham and the Dearne, Barnsley and the settlements running up towards the Pennine edge, and Sheffield across to the moorland fringe. Because the base sits in the county rather than an office two counties away, the person quoting your roof has usually driven the road outside your house before.

Getting to South Yorkshire

The phone is answered 24 hours a day, seven days a week, by Jamie rather than a call centre. Nowhere in South Yorkshire is more than an hour's drive from Thorne, so a leak reported in the morning can normally be looked at without you waiting through another night of rain. Emergency make-safe work, sheeting a stripped roof, securing a loose ridge, stopping active water ingress, is treated separately from the quoting process so the property is protected first and priced afterwards.

Property types in South Yorkshire

The housing stock across South Yorkshire is dominated by pre-1930 terraces built for the pits and the steelworks, interwar and post-war council-built semis, 1960s–80s estate housing, and a growing layer of new-build on former colliery and industrial land. Each behaves differently on the roof: the old terraces have shared stacks, party walls and original slate or plain tile; the semis have concrete interlocking tiles now well past their bedding life; the newer estates arrive with mortar-bedded ridges and dry-fix systems that fail in very different ways.

What South Yorkshire calls us for

The work we are called out to most across the county is slipped and slipping tiles on 1930s and 1950s semis, hollow-sounding ridge lines that have never been re-bedded since the day they were built, chimney stacks on terraced streets where the pointing has gone and damp is showing on the breast inside, failed felt on flat-roofed extensions and dormers, and full strip-and-re-roofs where a house has had thirty years of patch repairs and the owner has finally decided to stop paying twice.

Why Roofserve

Why people in South Yorkshireuse us twice

Based inside the county, not visiting it

Our address is 3 Newfield Avenue, Thorne, Doncaster DN8 4RX. That matters for travel time, for coming back if something needs looking at again, and for being findable, we are a registered limited company at a fixed South Yorkshire address, not a mobile number on a leaflet.

The owner quotes and works on your roof

Jamie answers the phone, carries out the assessment, prices the job and is on site while it is being done. There is no gap between what was promised at the kitchen table and what happens on the scaffold.

Guarantees in writing, not verbally

Full re-roofs carry a 15-year workmanship guarantee. Resitrix EPDM flat roofs carry a 20-year manufacturer guarantee and are installed by an accredited installer. Those are the two guarantees we offer and we do not stretch them to cover work they do not apply to.

You pay when you can see the work

Larger jobs run on a three-stage payment structure: a deposit that buys the materials, a stage payment part-way through, and the balance at completion, released once you are satisfied. Payment is by cash or bank transfer.

Local roof problems

What actually goes wrongon South Yorkshire roofs

Ex-industrial terraces with shared stacks

Whole streets in Doncaster, Rotherham and Barnsley were built to the same specification for pit and steel workers, which means whole streets fail at the same time. The usual pattern is eroded mortar joints on a stack that serves two properties, lead flashings replaced at some point with mortar or mastic, and damp appearing on an internal chimney breast rather than as a visible drip. Repointing the stack and forming proper code-correct lead flashings deals with the cause; sealant across the joint does not.

Post-war semis on original bedding

The concrete interlocking tiles on 1950s–1970s South Yorkshire semis outlast the mortar holding the ridge and hips. After sixty-odd years of frost the bedding turns to sand, the ridge line lifts in a gale, and a nail-sick batten lets tiles creep. It usually presents as one slipped tile, but a hollow-sounding ridge tapped along its length tells you the whole line needs re-bedding or converting to a dry-fix system.

Exposure on the Pennine edge and the open east

The county spans two different climates on one roof map. West of Sheffield and Barnsley the ground rises towards the Pennines, so rainfall totals and driving rain are higher and pointing erodes faster. East towards Thorne and the Humberhead levels the land is flat and open, so wind gets an uninterrupted run at ridges, verges and dry-verge caps. The specification we use reflects which side of the county you are on.

Extensions and dormers on failed felt

Almost every housing type in the county has had a flat-roofed rear extension, garage or dormer added at some point, and most were finished in torch-on felt. Twenty years of UV embrittles the sheet, the laps open and water tracks along the deck a long way from where it shows inside. Where the deck is sound, a Resitrix EPDM overlay ends the cycle with a 20-year manufacturer guarantee instead of another decade of patching.

Our process

The same five steps, every job in South Yorkshire

  1. 01

    Call or message Jamie

The phone is answered by Jamie, the owner, 24 hours a day, seven days a week. You describe what you can see: a stain on a ceiling, tiles in the garden, a gutter overflowing, and we work out whether it needs a same-week look or an emergency make-safe.

  2. 02

    Free on-site assessment

We come out and get eyes on the actual roof rather than quoting from a photo. Assessments for potential work are free. If you want a full written condition report instead, for a purchase, a dispute or a damp investigation, that is our paid roof survey, priced on enquiry.

  3. 03

    A detailed written quote

You get an itemised quote setting out the materials, the scope and the price. No 'from' pricing, no day-rate creep, no verbal estimate that changes once the scaffold is up. If we find something hidden once the roof is stripped, you are told before any extra work happens.

  4. 04

The work, done by the people who quoted it

Jamie is on site. Access is set up properly, the site is kept tidy, and we work to the scope you signed off. Larger jobs are paid in three stages: a deposit for materials, a stage payment during the work, and the balance at the end.

  5. 05

    Sign-off and guarantee

We walk the finished work with you and the final payment is only taken once you are happy. Full re-roofs carry a 15-year workmanship guarantee; Resitrix EPDM flat roofs carry a 20-year manufacturer guarantee.

Questions answered

South Yorkshireroofing FAQs

Coverage, response times, cost, emergencies and guarantees. Anything not covered here, ring Jamie on 07947 493640 , open 24 hours, 7 days a week.

Do you cover the whole of South Yorkshire?+

Yes. From Thorne we cover Doncaster, Rotherham, Barnsley and Sheffield and the villages between them, plus surrounding parts of West, North and East Yorkshire. If you are unsure whether your postcode is in range, call 07947 493640 and ask: the answer takes ten seconds.

How quickly can you get to me in South Yorkshire?+

The phone is answered 24 hours a day, seven days a week. Nowhere in the county is more than about an hour from our Thorne base, and urgent leaks are prioritised over quoting visits so the property gets protected first.

What does roofing work cost in South Yorkshire?+

There is no honest fixed price for a roof before anyone has seen it: a slipped tile and a full strip-and-re-roof are different orders of work. We assess free of charge and give you an itemised written quote covering materials and scope, so you can compare it properly against anyone else's.

Are you available for emergencies in South Yorkshire?+

We are contactable 24 hours a day, seven days a week. Storm damage, a stripped section of roof or active water coming into a room is dealt with as a make-safe first, sheeting and securing, with the permanent repair quoted afterwards.

Is the assessment really free?+

Yes, for potential work. Someone comes out, gets on or up to the roof properly, and tells you what is wrong. The paid service is our roof survey: a detailed written condition report used for purchases, disputes and damp investigations, which is priced on enquiry.

What guarantee do I get?+

Full re-roofs carry a 15-year workmanship guarantee. Resitrix EPDM flat roofs carry a 20-year manufacturer guarantee, installed by an accredited installer. Those guarantees apply the same wherever you are in South Yorkshire.

Are you insured to work on my property?+

Roofserve Ltd holds £2,000,000 public liability insurance and £10,000,000 employers' liability insurance. Details are available on request before work starts.

How does payment work?+

Larger jobs use a three-stage structure: a deposit for materials, a stage payment during the work, and the balance on completion once you are happy. We take cash or bank transfer.

Do you work on commercial buildings as well as houses?+

Yes. Flat roofing in particular. Resitrix EPDM over units, workshops and commercial extensions, as well as pitched work, roofline and gutter replacement on commercial premises across the county.

Will you deal with Building Control?+

Where a job needs it, we engage with Building Control so the work is signed off compliant rather than leaving you to chase it after the scaffold has gone.
