What the service is

A roof survey is a paid, in-depth inspection and written report covering the condition of the covering, the ridge and hips, valleys, flashings, chimney stacks, rainwater goods and, where access allows: the roof space, including checks for damp. It tells you what's failing, what's near the end of its life, and what can wait. It's a separate, chargeable service, and it's not the same as the free assessment we carry out when quoting potential work.

Buyers who've had a homebuyer's report flag the roof and want detail from a roofer rather than a generalist. Sellers who want to know what's coming before a buyer's surveyor finds it. Why it needs a roofer

General surveys look at roofs from the ground with binoculars, which is why so many of them recommend a specialist inspection. A roofer's survey looks at the details that actually determine roof life: the state of the felt, the fixings, the flashings, the ridge bedding, the valley linings and the loft-side evidence of water. That's the information you need to negotiate a price or plan a spend.

    Internal and damp checks

    Where access allows, the roof space is inspected for water ingress, condensation, insulation condition and timber state, along with checks for damp.

    You receive a written assessment of the roof's condition setting out what's failed, what's deteriorating and what's sound, so you can act on evidence.

    Discussion and next steps

    Jamie talks you through the findings. If remedial work is wanted, it's quoted separately: the survey stands on its own.

A roof survey is only as good as what gets inspected. The value sits in the details that determine remaining roof life, and those are mostly things you can't see from the ground.

Materials we use

  • Assessment of covering type and condition: slate, plain tile, pantile, concrete interlocking or flat membrane
  • Condition of ridge and hip bedding, pointing or dry-fix components
  • Valley linings and their support
  • Lead flashings, soakers, aprons and back gutters
  • Chimney stack brickwork, pointing, flaunching and pots
  • Rainwater goods: gutters, downpipes, falls and discharge

How much does a roof survey cost?+

It's priced on enquiry, based on the size of the property and the roof. We don't publish survey prices because a terraced house and a large detached property are not the same job. Call Jamie for a figure.

Isn't the assessment free?+

The free assessment is for quoting potential work. A roof survey is a separate, paid service producing an in-depth written report on the condition of the roof, including checks for damp.

How long does a survey take?+

It depends on the size and complexity of the roof and how much access is available. Jamie will tell you what to expect when you enquire.

What's included in the report?+

Will you inspect inside the loft?+

Where access allows, yes. A great deal of the useful evidence about water ingress, ventilation and timber condition is only visible from inside.

Is a survey useful when buying a house?+

Very. Homebuyer's reports frequently recommend specialist roof inspection, and a roofer's written report gives you something concrete to base a decision or a negotiation on.

Do I have to use you for any work you find?+

No. The survey is a service in its own right. If you want the work quoting, that's done separately.

Can a survey tell me how long my roof has left?+

It gives you an informed assessment of condition and what's failing or deteriorating, which is the practical basis for planning replacement rather than a guaranteed date.
