Local coverage
Why West Yorkshire isfamiliar ground for us
West Yorkshire is a straight run west from our Thorne, Doncaster base on the M18 and M62. Wakefield and Leeds are the closest reaches and are worked regularly, with the wider county covered on the same trunk-road network.

Where we work in West Yorkshire
We cover West Yorkshire from Wakefield and Leeds outwards, including the towns and villages along the M1 and M62 corridors. The county is a regular part of our working week rather than an occasional stretch, which is why it has its own coverage page instead of being lumped into a 'Yorkshire and surrounding areas' line.
Getting to West Yorkshire
Calls are answered by the owner 24 hours a day, seven days a week. The motorway network puts most of West Yorkshire within about an hour of Thorne, so assessments are typically arranged within days rather than weeks, and genuine emergencies are made safe before anything gets priced.
Property types in West Yorkshire
West Yorkshire's roofs skew older and heavier than most of the region: gritstone terraces and back-to-backs, stone-slate and Welsh slate coverings, steeply pitched Victorian roofs with multiple stacks, mill-conversion flats, plus the usual layers of interwar semis, post-war estates and new-build on the city fringes. Heavy stone slates put load on rafters and battens that modern replacements do not, so a like-for-like swap is not always the right call.
What West Yorkshire calls us for
Most West Yorkshire enquiries are slipped or delaminating slates, valley failures on the double-pitched Victorian terraces, stacks needing repointing and new lead, guttering and fascia replacement on three-storey stone terraces where access is the hard part, and Resitrix EPDM over rear extensions and dormer roofs that have outlived their felt.

Why people in West Yorkshireuse us twice
One owner, one point of contact
Jamie answers the phone, does the assessment, prices the job and works on it. On a stone terrace where the detailing decisions matter, you are talking to the person making them rather than passing a message down a chain.
Written quotes you can actually compare
Itemised scope and materials, not a single figure on a compliments slip. If a roof needs new battens, breathable membrane and re-slating rather than a lift-and-relay, the quote says so and says why.
Guarantees that match the work
15-year workmanship guarantee on full re-roofs; 20-year manufacturer guarantee on Resitrix EPDM flat roofs, installed by an accredited installer. Fully insured at £2m public liability and £10m employers' liability.
Staged payment, balance last
Deposit for materials, a stage payment during the work, and the final payment once you are satisfied it is done.
Local roof problems
What actually goes wrongon West Yorkshire roofs
Stone-slate and Welsh slate roofs
Much of the older West Yorkshire stock is slated rather than tiled. Slate fails by nail sickness: the fixings corrode long before the slate itself does, so you get slates sliding out of an otherwise sound roof one at a time. Torching underneath crumbles, and by the time three or four have gone the roof is telling you it needs stripping, re-battening and re-covering rather than another lone slate hooked back in.
Pennine rainfall and driving rain
The western half of the county sits in the wettest part of Yorkshire, with prevailing weather driving rain horizontally at gable walls and stacks. Exposed pointing erodes faster here than in the flat east, flashings get worked harder, and any detail finished in mortar instead of lead has a short life. Where a roof is exposed, we specify lead and mechanical fixings rather than relying on bedding.
Victorian valleys and multi-pitch roofs
Terraces and villas from the 1880s–1900s often have valleys, hips, and two or three chimney stacks on one small roof. Valleys carry the volume of two roof slopes into one channel and are the single most common leak point on this housing type, usually because the original lead has been overlaid with felt or mortar rather than re-formed properly.
Three-storey access and roofline decay
Tall stone terraces and back-to-backs put gutters, fascias and soffits well out of ladder reach, so they get ignored until timber has rotted and water has been running down the wall for years. Doing roofline work properly here means proper access and replacing the timber rather than capping over soft boards with plastic, which traps the rot instead of ending it.
Our process
The same five steps, every job in West Yorkshire
- 01
Call or message Jamie
The phone is answered by Jamie, the owner, 24 hours a day, seven days a week. You describe what you can see: a stain on a ceiling, tiles in the garden, a gutter overflowing, and we work out whether it needs a same-week look or an emergency make-safe.
- 02
Free on-site assessment
We come out and get eyes on the actual roof rather than quoting from a photo. Assessments for potential work are free. If you want a full written condition report instead, for a purchase, a dispute or a damp investigation, that is our paid roof survey, priced on enquiry.
- 03
A detailed written quote
You get an itemised quote setting out the materials, the scope and the price. No 'from' pricing, no day-rate creep, no verbal estimate that changes once the scaffold is up. If we find something hidden once the roof is stripped, you are told before any extra work happens.
- 04
The work, done by the people who quoted it
Jamie is on site. Access is set up properly, the site is kept tidy, and we work to the scope you signed off. Larger jobs are paid in three stages: a deposit for materials, a stage payment during the work, and the balance at the end.
- 05
Sign-off and guarantee
We walk the finished work with you and the final payment is only taken once you are happy. Full re-roofs carry a 15-year workmanship guarantee; Resitrix EPDM flat roofs carry a 20-year manufacturer guarantee.
Questions answered
West Yorkshireroofing FAQs
Coverage, response times, cost, emergencies and guarantees. Anything not covered here, ring Jamie on 07947 493640 , open 24 hours, 7 days a week.
Do you serve West Yorkshire?+
Yes. We work across West Yorkshire including Leeds and Wakefield and the towns along the M1 and M62, from our base in Thorne, Doncaster. Call 07947 493640 and give us the postcode if you want it confirmed.
How fast can you reach me in West Yorkshire?+
Most of the county is around an hour from Thorne on the motorway. Calls are answered 24/7 by the owner, urgent leaks get make-safe priority, and non-urgent assessments are usually booked within days.
What does a re-roof cost in West Yorkshire?+
It depends on covering, pitch, access and what the battens and timbers are like underneath: a stone-slate roof is a different job to a concrete-tiled semi. The assessment is free and the quote is itemised, so you can see exactly what you are paying for.
Are you available for emergency roofing in West Yorkshire?+
Yes, we are contactable 24 hours a day, seven days a week. Storm damage and active leaks are sheeted and secured first, then quoted for permanent repair.
Can you work on stone and slate roofs, not just tiles?+
Yes. Slate and stone coverings are common across the county and need different fixings, laps and flashing details to interlocking tiles. That is factored into the assessment and the quote.
Do you install flat roofs in West Yorkshire?+
Yes. Resitrix EPDM, installed by an accredited installer with a 20-year manufacturer guarantee. It suits extension roofs, dormers, garages and commercial units.
Are you insured?+
Roofserve Ltd carries £2,000,000 public liability and £10,000,000 employers' liability insurance. Documents are available on request.
How do payments work on a bigger job?+
Three stages: deposit for materials, a payment during the work, and the balance on completion once you are satisfied. Cash or bank transfer.
Do you offer a survey rather than a quote?+
Yes. A roof survey is a separate paid service giving you a detailed written report on roof condition and damp issues, useful before buying, or in a dispute. Price on enquiry.
