Service overview
Roof repairsexplained properly
What the service is
Diagnostic roof repair. We find where water is actually entering, which is often not where it appears inside, and put that right: slipped and cracked tiles, failed flashings, open ridge joints, split valleys, storm damage and blocked or broken rainwater goods. Repairs are carried out to last, and photographed so you can see what was done.
Who it's for
Homeowners and landlords in Doncaster, Thorne and across Yorkshire dealing with a specific leak or visible damage, rather than a roof that's failed overall. Also anyone who's had a repair done elsewhere that didn't hold.
When you need it
After a storm, when tiles have moved or come down. When a damp patch appears on a ceiling or a chimney breast. When you can hear dripping in the loft. When a survey has flagged specific defects. And immediately, if water is actively coming into the property, we're contactable around the clock and emergency leaks are assessed as a priority.
Why it needs a roofer
Water rarely enters where it lands. It runs along battens, rafters and mortar joints before it drops, so tracing it takes someone getting up there and looking at the whole picture. Sealing the nearest visible defect is how people end up paying three times for the same leak. Jamie assesses it himself and tells you plainly whether a repair is the right call, and if it isn't, he says so.
What ignoring it costs
Left alone, thisgets more expensive
A small leak is cheap to fix and expensive to ignore. The gap between those two states is measured in weeks, not years.
How the damage escalates
- Damp timber doesn't dry out inside a roof space. It rots, and rotten rafters and battens turn a tile repair into structural work.
- Water tracking near ceiling roses and loft cabling is an electrical risk, not just a decorating one.
- Soaked insulation loses its performance permanently, so you keep paying for it on every heating bill.
- Persistent damp brings mould into bedrooms and box rooms, which is a health problem as much as a building one.
- Missing tiles expose felt to UV and wind. One slipped tile becomes a stripped area faster than most people expect.
- Leaving obvious defects unrepaired weakens any insurance claim after the next storm.
Mistakes that make it worse
- Buying sealant and treating the symptom. Mastic over a flashing traps water behind it and makes the diagnosis harder later.
- Letting a doorstep caller 'spot a problem' from the pavement and start work the same day.
- Assuming the leak is directly above the stain. It usually isn't.
- Repairing a roof that has already failed as a whole, which is why we put that advice on the invoice when it happens.
- Waiting for the next storm to see if it happens again. It will, and the damage will be further along.
Our process
Five steps fromfirst call to sign-off
- 01
Priority assessment
We're contactable 24 hours a day, 7 days a week, and active leaks are assessed as a priority. Jamie attends, inspects the roof and the loft space where access allows, and identifies the actual entry point.
- 02
Honest diagnosis
You're told what's failed and why, and whether a repair genuinely resolves it or whether the roof has reached the point where a re-roof is the sensible spend. That advice doesn't change based on what's easier to sell.
- 03
Written quote
The repair scope is set out in writing before work starts, including any related defects found during the inspection that would otherwise cause the same leak to return.
- 04
Repair carried out
Tiles re-set or replaced, flashings renewed, ridge re-bedded, valleys re-formed, storm damage made good, using the right materials rather than whatever's on the van.
- 05
Check, photos and sign-off
The repair is checked, and the site is left tidy. Where we advised a re-roof and a repair was chosen instead, that's recorded on the invoice and no workmanship guarantee applies to that repair.
What you get
Specific outcomes,not vague promises
The leak actually stops
Diagnosis first, repair second. Finding the entry point is the difference between one visit and an ongoing relationship you didn't want.
Fast response when it matters
Open 24 hours a day, seven days a week, with active leaks assessed as a priority, because water coming in doesn't keep office hours.
Damage contained
Catching a failed flashing early keeps the cost on the roof instead of spreading into ceilings, plaster, insulation and decoration.
Straight answers on repair versus re-roof
If patching your roof is throwing money away, you'll be told, and it goes on the invoice, so there's no ambiguity later.
Insured, scaffolded where needed
£2m public liability and £10m employers' liability, with proper access arrangements rather than a ladder against a gutter.
Clear on what was done
We explain the fault we found and the repair we made, in plain terms, on a repair you can't see from the ground.
In detail
Materials, methodsand where they apply
Roof repair covers a long list of individual failures, and Yorkshire's mix of Victorian slate terraces, pantiled semis and concrete-tiled estate housing produces different faults on each. The common thread is that most leaks come from a handful of predictable weak points.
Materials we use
- Replacement slates, plain tiles, pantiles and interlocking tiles matched to the existing covering
- Code-correct lead for flashings, soakers and abutment details
- Ridge and hip mortar, or dry-fix components where mechanical fixing is more durable
- Breathable membrane patches and replacement battens where localised areas are opened up
- Valley materials, lead or GRP, depending on the detail
- Rainwater goods components where the 'leak' turns out to be overflowing guttering
How we do the work
- Loft inspection alongside external inspection to trace water paths back to the entry point
- Full ridge, valley and flashing lines checked, not just the section nearest the stain
- Tiles re-set with correct fixings rather than bedded in mortar where mortar isn't appropriate
- Lead re-formed and dressed rather than sealed with mastic
- Localised strip-back where a repair needs new felt and battens underneath to hold
Variations of this service
Storm damage repair
Slipped and missing tiles, displaced ridges, lifted flashings and wind-damaged rainwater goods made safe and repaired, with photographs that are useful if you're claiming.
Leak tracing and one-off repairs
A single persistent leak diagnosed properly, including the loft-side investigation that tells you where the water is really coming in.
Flashing and abutment repairs
Chimney, parapet and wall abutment flashings renewed in correctly dressed lead: one of the most common true causes of internal damp.
Ridge and verge repairs
Hollow-sounding ridge tiles re-bedded and re-pointed, or replaced with a dry-fix system where re-bedding won't last.
Emergency make-safe
Where a roof has been opened up by weather, the priority is stopping further water ingress and removing the danger of falling material.
Situations this applies to
- Damp patch on a ceiling or a chimney breast
- Tiles or slates in the garden after high winds
- Water visible in the loft during heavy rain
- Mortar fragments in the gutters from failing ridge or verge pointing
- Staining down an internal wall where a flat roof meets the house
- A previous repair by someone else that didn't hold
Residential and commercial
Repairs are mostly residential, terraces, semis, detached houses and bungalows, with light commercial repairs on workshops, units and outbuildings. Commercial jobs are scheduled around access and business hours; domestic emergency leaks are assessed as a priority whenever they happen.
Roofserve Ltd is fully insured, £2,000,000 public liability and £10,000,000 employers' liability. On larger jobs payment is staged, with the final payment taken only once you're satisfied. Cash and bank transfer only.
We work from Thorne, Doncaster across South Yorkshire, West Yorkshire, North Yorkshire, East Yorkshire. Local pages for Doncaster, Thorne, Rotherham, Barnsley and other towns set out where we cover.
Questions answered
Roof repairsFAQs
Cost, timescales, guarantees and how the work is actually carried out. If your question isn't here, call Jamie on 07947 493640 , open 24 hours, 7 days a week.
How much does a roof repair cost?+
It depends entirely on what's failed and how much of it. We don't quote 'from' prices. Jamie assesses the roof free of charge and gives you a written quote for the actual repair.
Do you do emergency roof repairs?+
We're open 24 hours a day, 7 days a week, and active leaks are assessed as a priority.
How quickly can you attend?+
Emergency leaks are treated as a priority. Call Jamie on 07947 493640 and he'll tell you honestly when he can be there rather than promising a slot he can't keep.
Is a repair guaranteed?+
Where we recommend a repair and carry it out, we stand behind our work. Where we've advised a full re-roof and you choose a repair instead, that's recorded on the invoice and no workmanship guarantee is offered on that repair, because patching a failed roof isn't something anyone can honestly guarantee.
How do I know whether I need a repair or a re-roof?+
Isolated damage on an otherwise sound roof is a repair. Repeated leaks in different places, perished felt, widespread slipping and failing battens point to a re-roof. Jamie will tell you which one you've got.
How long does a repair take?+
Most single-defect repairs are completed in a single visit once the cause is identified. Larger work: a full ridge line, a valley, or an area needing strip-back, is quoted with a realistic timescale.
Can you help with an insurance claim after a storm?+
We give you a written record of the damage found and the repair carried out, which is what insurers usually ask for.
Will you find the leak if it's not obvious?+
That's the job. We inspect from above and, where access allows, from inside the loft, because water tracks along timbers before it drops through a ceiling.
Do you repair flat roofs as well as pitched?+
Yes. Where a flat roof has failed beyond sensible repair, we install Resitrix EPDM as an accredited installer with a 20-year manufacturer guarantee.
Which areas do you cover for repairs?+
South, West, North and East Yorkshire, including Doncaster, Thorne, Rotherham, Barnsley, Sheffield, Wakefield, Leeds and Selby.
